The sale of real property as well as its contents is taken care of by our team of professionals. We utilize all available real estate sale platforms to ensure the best possible exposure for each sale.
The property is broadcast on multiple for sale by owner websites, Realtor.ca, 46+ International syndicated market websites, television, paid advertising as well as marketed to our database of pre-registered qualified bidders on Global Networks.
Properties have been verified for smooth legal land transfers and with the assurance that all bids are without terms or conditions.
A sales marathon event is organized and held on a specified date conducted and handled by our experts as a collective team effort which is ultimately managed and closed by the buyer and sellers’ lawyers.
Once all properties have been approved and deposit has been received to sell through the Roup Sales System all photos/videos, virtual and drone tours are scheduled to proceed.
All materials are fully disclosed at this point and posted into the roup sales system at which time the sales event begins.
All open house or scheduled viewings are conducted with no-contact restrictions. This is to encourage participation in our live interactive virtual open house experience.
Only registered bidders can schedule a video open house or viewing of each sale event. The bidders are walked through answering questions and able to zoom in our focus on areas they wish to view prior to bidding. All open house videos are recorded to allow all bidders to have the same experience when viewing the property.
The Buyer’s Premium Pays for Costs that are Usually Built Into the Sale Price when a property is listed and sold through a real estate broker.
Total Buyer’s Premium is 10% for Estate/Probate, Commercial/Industrial, Real Estate:
Roup.ca Sales Service is a service of the law offices of Laing & Associates. On any Roup.ca Sales Service sale of real estate, the Buyer’s Premium applies.
The Fee is a percentage of the sale price is as follows.
The SMGI Fee:
Is paid to Symbiotic Management Group Inc., a consulting company that assists in marketing, promotion, development, valuation, and financing. SMGI offers various perspectives of mutually beneficial expertise. SMGI assists in finding local experts for marketing and promotion. SMGI assists in providing local graphic designers, advertising agencies, social media marketing experts and computer engineers and coders. The fee is a percentage of the sale price.
The Closing Lawyer Fee:
Is the fee paid to the client’s regular local legal counsel. The law offices of Laing & Associates is retained to find a buyer and to close the transaction. However, act for clients across Ontario and find buyers across North America. By necessity, we have to retain local legal counsel to act as our agent to close the transactions once we have found a buyer. Who better than the client’s regular local lawyer? This is the only way that we can sell properties anywhere in Ontario. The fee is a percentage of the sale price.
The Referral Fee: is the fee that we pay to professionals that bring clients into the Roup.ca Sales Service. This can include other law firms, realtors, lenders, brokers, accountants and funeral homes.
The Promo and Marketing Costs:
Is budgeted @ 1.5% for the promotion of the property on-line and in advertisements and direct mailings.
We try to show properties as thoroughly as possible on our web sites. We also promote on television, in print and on air.
The Real Estate Professional Fee:
Is to ensure that realtors and lawyers acting for the purchaser are compensated for participating in the Roup.ca Sales Services system. 2% of the sale price is reserved for bids that come in through registered and licensed real estate brokers and salespersons or lawyers acting for the potential purchaser. Many potential buyers quite rightfully seek the expertise and opinion of a real estate agent or a lawyer before submitting an Offer. It is only to be expected that they do so before submitting a bid. We budget to ensure that we can pay a 2% Real Estate Professional fee to the purchaser’s realtor or lawyer, so long as the bid comes in through in their name as the agent of the purchaser.
